This stunning 45-story luxury high-rise in downtown Seattle was an ambitious and complex flooring project. With extensive prep work required due to uneven and weather-damaged concrete, precision and expertise were key to delivering a flawless result. The scope was massive—featuring 58,000 square feet of ceramic tile, 12,000 square feet of resilient flooring, and 4,700 square yards of carpet in amenity areas, plus 79,000 square feet of ceramic and a staggering 286,000 square feet of LVT throughout the units. The final product is nothing short of breathtaking, with high-end finishes complementing top-tier amenities like a penthouse gathering space, a state-of-the-art work facility, and even a dedicated dog wash. This project redefines luxury urban living, seamlessly blending style, comfort, and functionality.
Many floors were out of level by more than an inch over a 10-foot span, requiring extensive prep work to achieve a flawless finish. Correcting these issues demanded precision, manpower, and top-tier materials. The team invested 13,701 man-hours to level and smooth the surfaces, using 176 four-gallon units of P51 primer, 416 bags of Ardex Feather Finish, and a staggering 4,200 bags of Ardex V1200 self-leveling underlayment.
Additionally, the project pushed our teams limits with an aggressive schedule of just one week per floor to prep and 1 week to install. This required a dedicated prep crew of between 5-8 installers and 2 installation crews of 4 installers.

Stern, and Rockwell Group, where she served as a studio leader, Thiel’s extensive portfolio includes single-family homes and multi-story residences, hotels, restaurants, retail, fitness clubs, offices, theaters, schools and shopping centers. She is a member of the AIA, holds NCARB certification and is a LEED accredited professional. Prior to her career in architecture, Thiel was a dancer and choreographer.
