This 268-unit multifamily development, consisting of one four-story building and one thirteen-story tower, presented a unique combination of creative demands and extreme site challenges. Located at the highly active corner of Six Pines Drive and Riva Row, the project was surrounded by high-end retail and neighboring residences, requiring careful coordination and precision at every phase of installation.
The flooring scope included 211,350 square feet of Dal-Tile LVT and 36,000 square feet of Dal-Tile ceramic tile within the residential units, complemented by Milliken carpet, Shaw LVT, and Johnsonite base throughout the common areas. These materials were thoughtfully selected and integrated to create a cohesive, durable, and visually refined environment across two distinctly scaled buildings.
Tight site conditions significantly influenced execution. The project offered no onsite storage or laydown area, requiring all materials to be delivered just-in-time and immediately installed. Crews were required to park up to three blocks away, adding daily logistical complexity. Deliveries, manpower movement, and trade coordination were managed without lane-closure permits, while daily operations were carefully planned to minimize noise and maintain public access in a high-traffic retail corridor.
Despite these constraints, the team maintained steady progress, safe operations, and a high level of craftsmanship. Creative problem-solving, precise sequencing, and constant communication allowed the flooring design to be executed seamlessly across both buildings. The final result is a polished, cohesive flooring solution that elevates the resident experience while demonstrating how thoughtful design and disciplined execution can succeed under the most challenging site conditions.

She is a member of the AIA, holds NCARB certification and is a LEED accredited professional. Prior to her career in architecture, Thiel was a dancer and choreographer.
