The 3200 Renovation (Bond Building) consisted of the modification of 3 levels and a basement in building totaling over 86,000 sf of installation by Red Commercial Flooring.
The lobby of this renovation is the star of the show. The overall appearance of the floor was created using five tiles of differing size and/or finish. The outer edges of the room were three rows of border tile created from 30”x30” honed white, 15”x15” black honed, and 4”x48” polished white picket tile. Inside of the borders, we installed 30”x30” black and 30”x30” white tiles in a checkerboard pattern but turned 45 degrees to create a diamond effect. Each tile within was separated by a 4” picket border which had to be cut by waterjet to build the overall desired appearance. This pattern was consistently maintained as it encircled elevators, stairwells, and metal constructs in the lobby itself.
On the basement level, the lobby and foyer are polished concrete. Red Commercial Flooring installed Villagio Engineered Wood in a new tenant meeting room labeled the “Speak Easy” using a random offset pattern which also included a custom inset. We constructed a picture frame section into the center of the floor with a chevron pattern inlay and Schluter brass edging. Each piece of wood plank was meticulously cut & fit, stained and installed to create the overall effect. The room also had a broadloom carpet laid under a seating area and mirrored tiles behind the bar & cabinets. Just off this private boardroom is a small bathroom expertly tiled with products from Facings of America and a terrazzo tile floor.
The first level of the building opens up onto the lobby with its intricate diamond patterned tile and continues onward to the coffee bar. The flooring throughout this level transitions cleanly between tile, carpet, engineered wood and back again. The face of the coffee bar is a vertical mosaic tile on mesh curved from edge to edge creating a fluid appearance along the radius of each side.
Level 2 held private suites, meeting rooms, and multiple corridors. The main focal point was a room called the “Jewel Box” which was a glass walled conference room that overlooked the first floor. Fully installed with plank carpet tiles on the inside and aligned with the same carpet just outside the glass walls where a small border encircled the exterior of the room with planter boxes. The second floor also hosted an exercise room laid with rubber sports tiles and a yoga room floored with engineered wood.
Corridors throughout the building and on all levels were a mix of tile with carpet insets. The tile had to maintain a consistent line across the expanse of the building; a line reaching more than 300 linear feet. Each inset along the corridor was precisely placed and floated as needed to ensure a level floor between the tile and carpet using Schonox products.
Wood stairs throughout the building were custom fit with nosing that needed to be shaped and stained to match. Each step consists of a full tread and matching riser that boasts a black steel reveal.
Twelve identical multi-hole restrooms were remodeled within the project. The floors were severely damaged during the demolition phase and required grinding, leveling, and general floor preparation to renovate. The floor was installed with a 16” x 16” terrazzo tile from Artistic. Walls and vanities consisted of multiple tile finishes in intricate patterns requiring precision installation.
