Garmon & Company is submitting the Liberty project, a high-end retirement and assisted living facility, for consideration in the Most Aggressive Timeline category. Originally planned with a 10-month duration for our scopes, our schedule was reduced to approximately 5-6 months due to a delayed HVAC operation, given the material acclimation requirements. This dramatic escalation required rapid adaptation, multi-crew deployment, and close collaboration with multiple FUSE Partners to ensure timely execution. Given the project's monumental size, with 140,000sf of Kährs Group wood flooring, 20,000sy of Patcraft and Shaw Contract carpet, and 10,000sf of Protect-All to be installed in 169 apartment units and common areas such as lobbies, banquet halls, a movie theater, and a kitchen, all work had to be completed in a condensed timeframe while overcoming complex logistical hurdles.
To meet these challenges, we mobilized teams from both our Triad and Charlotte offices, stacking multiple crews to maximize efficiency. Limited on-site storage necessitated the periodic use of lifts to transport materials to balconies, creating an additional constraint within the already limited timeframe for our installation process. Additionally, the building featured a post-tension cable slab, restricting where we could penetrate the floor. We outsourced a GPRS contractor to scan the concrete and determine safe drilling locations for moisture testing. The project site, located in a high-end Raleigh district near schools, presented additional logistical difficulties, including restricted access, a single operational elevator, and heavy trade traffic around corridors. These factors significantly impacted the project timeline by creating delays in material delivery, restricting crew movement, required outsourced resources, and requiring careful planning to coordinate with other trades while maintaining speed and efficiency.
Despite these obstacles, Garmon & Company successfully delivered a high-quality installation, exemplifying our ability to execute complex commercial flooring projects under extreme time constraints. This achievement was made possible through strong partnerships with FUSE Partners leading this project: Kährs Group, Patcraft, and Shaw Contract. Additionally, we utilized Johnsonite Base and Ardex Feather Finish to meet project requirements.
