Laguna Surf Condos

Tricom Management Company manages Laguna Surf & Sand Resort located on the beautiful coast of Laguna Beach in addition to numerous other properties throughout the U.S. They solicited our help in updating the old broadloom carpet of 27 timeshares with Mohawk wood-grain LVT & Mohawk carpet tile. First, we demoed the existing broadloom over pad, which uncovered lightweight concrete that required extensive prep before installing our Mohawk LVT and Mohawk carpet tile. They wanted to prevent noise to the lower floors, so we also installed a sound underlayment under the LVT and a Tred-mor pad under the carpet to accomplish this. We were on a very tight schedule as guests typically occupy these timeshares year-round, so the client's main goal was to minimize downtime of the suites. The floor prep needed was more extensive than we anticipated as we could not see it prior to demo (since the carpet was over pad). This additional floor prep had to be performed very efficiently in order to not compromise our original deadline. We utilized a phased approach where one of three floors was shut down for one week at a time, so that no one timeshare was unavailable for more than a couple of days. We completed the entire resort renovation in three short weeks adhering to the client's budget and timeline, resulting in happy board members!
